Home Preparation

First impressions are everything, taking the time to do a bit of preparation is an important step in presenting your home in any market. Ideally you will want to have your space uncluttered and cleaned up before the photos to insure a beautiful shoot.  Try to consider the following tips before hand and inform your clients of what will make their house presentable. Photos are a reflection of you and your brand and I want to help you stand out. Keep in mind I won't typically photograph the garage unless there are special features. If there are any special features in the house that aren't obvious please let me know so I can make sure to capture them. 

Exteriors-

  • Remove vehicles from driveways. 

  • Do not park in front of the house. 

  • If possible clean outdoor windows.

  • Remove or hide garden tools including hoses and sprinklers.

  • Mow/rake yard, sweep off driveway, porch, and walkway. 

  • If you have a pool remove the debris, hoses, or other floating items.

Interior-

  • Contain pets out of sight and also put pet bowls, toys, and litter-boxes out of sight. 

  • Open all shades and blinds and have clean windows. 

  • Hide trash cans. 

  • Turn on all of the lights. Replace burnt out bulbs as necessary. 

  • Turn off ceiling fans. 

  • Declutter all rooms. Remove excessive items such as cables, toys, remotes, paper ect. 

  • Make all beds and tidy bedrooms. 

  • Put all clothing away. 

  • Straighten dining chairs.

  • Conceal cords, unplug if needed. (Except lamps)  

Kitchen- 

  • Remove photos, notes, and magnets from refrigerator. 

  • De-clutter countertops and remove day to day utensils.

  • Remove all dishes from the sink. 

  • Straighten stools and chairs.

  • Remove trash can. 

Bathroom-​

  • De-clutter countertops.

  • Put toilet seat down.

  • Remove rugs.

  • Remove brushes and trash cans.

  • Replace old roll with full roll of toilet paper. 

It is not the photographers job to prepare the house and if excessive prep is involved extra charges will be applied or possible rescheduling. Consider doing prep to give me something to work with when shooting, I greatly appreciate it.
